I should just say: become a better marketer and move on to the next part, but that would leave you in a lurch. So I want to focus on THREE examples that I think will really help you GET this.
The first would be an example of lead generation skills. To generate leads, you need MAGNETS! Depending on the kind of leads you want will determine the type of magnet.
But… please know that the agents on my team DO NO MARKETING or ADVERTISING. Yet they are COVERED UP WITH LEADS.
The reason why the Agents on my team are covered up with leads is because we have better “magnets”, we know how to attract a steady stream of high quality Buyer and Seller Prospects better than ANY OTHER AGENT OR TEAM IN THE AREA.

Another example for improving your marketing skills would be to become an expert at converting prospects to clients.
I spend time working with the agents on my team to improve their ability to convert prospects to clients. Most agents are only able to convert prospects who are OPEN to doing business with the agent. BUT, to sell a pile of homes, you MUST BE AWESOME at converting strangers not necessarily open to using you. You get good at this; you can sell anything to anyone at anytime.
To do this, we leverage systems that do the converting for us. For most agents this means developing a good buyer and seller benefits presentation, so when you get face to face you can pop open your lap top and give them a listing presentation that is bar none! And you should do that, but what if you could turn the prospect into a “come list me”, before you ever even showed up? What would that do for your business??
ALL of the agents on my team get the same Buyer and Seller Benefits Presentation I use to MAKE A SMALL FORTUNE in commissions. Oh yea – it is that powerful!! These presentations do the work of selling the prospect on doing business with my team over and above any other agent. Well we do!
We call it the BOMB. We generate a lead, send the BOMB and the lead calls up and says, come list me. It’s indeed a game changer on many, many levels. First, of course, is the obvious. Next is that we get better prices on the listings AND higher commissions, less objections to both.
Before ANY of the agents on my team go out to a listing appointment, the seller receives this BOMB. It pretty much makes their job easier at getting the listing, a higher than average commission and even a handsome transaction fee, all in one step!
